Advise on current market conditions.

Provide guidance on current legislation to ensure compliance with all regulations.

Advise on non-resident tax status if relevant.

Market and advertise the property on relevant portals.

Carry out accompanied viewings.

Negotiate all offers.

Carry out all required referencing and credit checks.

Collect the first months rent and deposit.

Register and protect the deposit (or pass to the landlord if they are registered)

 

Part Managed – As per Let Only plus 11% (inc. vat)

Collect and process the rent.

Send monthly statements showing all transactions.

Chase any late payments or rent arrears.

Provide advice on any action required for rent arrears.

Contact tenants and landlord before the end of the tenancy to arrange renewal or termination.

Fully Managed – As per Let Only & Part Rent plus 15% (inc. vat)

Be the first point of contact for the tenant for any issues.

Arrange repairs and instruct approved contractors for any maintenance issues.

Approve and process any contractors invoices through your rental account.

Process any other tenancy related issues.

Arrange routine property visits.

Negotiate with the landlord and tenant the disbursement of the security deposit at the end of the tenancy.
